5.2 Open Escrow
After accepting an offer, escrow is opened with a neutral third party who manages the transaction timeline, holds funds, and ensures all contractual obligations are met by both parties.

5.3 Complete Inspections & Disclosures
California law requires sellers to provide full property disclosures, such as the Transfer Disclosure Statement (TDS) and Natural Hazard Disclosure (NHD). The buyer will also conduct inspections during this period, potentially leading to further negotiations.

5.4 Close the Sale
Final paperwork is signed, the buyer’s loan is funded, and title is officially transferred. Once escrow closes, you hand over the keys - and your home is sold!
